Project Spotlight @ Centennia Suites: How We Leveled up Carpark's LED Lighting

Carpark lighting is one of those things residents never notice until it starts failing. Flickering lights distracting drivers, dark corners near the ramps causing safety concerns, tubes that die within months and need constant replacing. Further more, electrical tariffs are always increasing the maintenance costs.
This pushed Centennia Suites to approach BRITE for a quality and energy saving solution for their carpark lighting. Here is how we approached it:

Site Visit and Lighting Assessment
Before recommending anything, BRITE always conducts a thorough on-site assessment to understand the current layout and requirements. A carpark may look simple on paper, but every facility has its own quirks that will affect the lighting recommendations.
At Centennia Suites, our assessment covered several key areas:
Ceiling clearance and obstructions: Some of the trellis structures and overhead pipework sit close to where the lights need to be mounted. We assessed each zone to ensure that the existing infrastructure will not affect the motion-activation of our BRITE Smart LED Linear Lights.
Ramp zones: Vehicle ramps are a safety-critical area, and for Centennia Suites their ramp heights were abit lower which would affect the diameter of the detection zone. Due to safety concerns, our recommendation is for lights at 100% continuously with the motion sensors deactivated.
Occupancy patterns: Understanding when and how often different zones are actually used informs the motion sensor sensitivity settings. For areas with 0 to minimal traffic such as maintenance rooms, we would recommend for the lights to turn off completely instead of dimming.
This level of assessment is what allows BRITE to make specific and applicable recommendations rather than generic proposals.
Energy Saving Analysis
For MCSTs, a top consideration is always about how much energy can you save, and the time period needed to achieve Return of Investments (ROI). We will provide a projected Energy Saving Analysis for our clients, so that they know the amount of savings to be expected with our solution. For Centennia Suite's case, switching from their fluorescent tubes to BRITE's energy efficient Smart LED Linear Light allows them to reduce their current energy consumption by 84%! And they are able to achieve ROI in less than 3 years.
Why Centennia Suites Chose the BRITE Smart Linear Honor LED Light
The MCST evaluated a few options before committing. What ultimately made the BRITE Smart Linear Honor LED Light the preferred choice was not just the specification on paper, but was the flexibility built into the system.
Condominium management is not static. Resident feedback changes. Occupancy patterns shift. A new council may have different priorities around energy savings versus brightness levels. Lighting that cannot be adjusted after installation becomes a headache: you are either stuck with settings that no longer apply, or you are paying a huge sum to change them all over again.
The BRITE Smart Linear Honor LED Light addresses this directly with a Integrated Motion Sensor with Configurable Settings for colour temperature, dim percentage, working mode, holding time and more. This provides the option to adjust and optimise your lights anytime, to suit your facility's evolving needs.
This is a small detail that makes a large practical difference over a multi-year deployment.
The Result: A Carpark That Works Without Anyone Having to Think About It
The completed installation at Centennia Suites delivers consistent, even illumination throughout the carpark. The BRITE Smart Linear LED Light activates to 100% brightness instantly as residents enter, hold at full brightness while the space is in use, and return to standby dim mode cleanly once occupancy clears.
For the MCST, the practical outcomes are:
Significantly reduced electricity consumption from carpark lighting versus the prior fluorescent system
Near-zero maintenance requirement for the duration of the fixture's 50,000 hours rated nominal lifespan
Adjustable settings that allow the property manager to fine-tune performance without a service call
It is the kind of result that does not generate complaints, which for a facility manager is exactly what you're looking for.
